Our client is a leading property developer seeking an experienced Head of Sales & Marketing to lead the residential sales and marketing function across the full development lifecycle, from land acquisition and product planning through sales launch, completion and handover.

RESPONSIBILITIES

• Lead the overall residential sales and marketing strategy and drive commercial performance across developments.
• Develop pricing, positioning, branding, sales and marketing strategies to maximise sales, profitability and project returns.
• Work closely with Management, JV partners, architects and consultants on product planning, unit mix, layouts, facilities and market positioning.
• Provide market research, demand analysis, pricing benchmarks and commercial input for land acquisition, tender and feasibility exercises.
• Lead project launches, inventory release strategies, sales programmes and pricing adjustments based on market conditions.
• Build and maintain strong relationships with property agencies, key salespersons, marketing agencies, JV partners and industry stakeholders.
• Monitor residential market trends, competitor activities, buyer behaviour and regulatory developments to identify business opportunities.
• Review sales performance, sales velocity and inventory, recommending strategies to optimise project performance.
• Provide strategic direction on branding, marketing communications and promotional campaigns.
• Lead, coach and develop the Sales & Marketing team while remaining hands-on in key negotiations and strategic initiatives.
• Provide Management with commercial insights and recommendations on current and future residential investments.

REQUIREMENTS

• Degree in Real Estate, Business, Marketing, Finance, Economics or related discipline.
• Minimum 15 years of experience in Singapore residential property sales and marketing.
• Proven leadership experience with a property developer and track record in launching private residential developments.
• Strong understanding of the Singapore residential property market, development lifecycle, pricing and sales strategies.
• Established network with property agencies, key salespersons, marketing consultants and industry stakeholders.
• Strong commercial, analytical, negotiation and stakeholder management skills.
• Strategic yet hands-on, with the ability to make sound commercial decisions in a fast-paced environment.
• Fluent in English and Mandarin to communicate effectively with internal and external stakeholders.

OTHER INFORMATION:

• Location: Depending on project
• Working hours: 5.5 Days
• Salary: up to S$15,000 and Bonus (Salary will commensurate according to experience & qualifications)
