Job Description
Job Summary:
We are seeking a hands-on, technically competent, and proactive Technician to support the day-to-day maintenance and operation of our commercial properties. This role is primarily field-based and operational, requiring the Technician to carry out first-level repairs, supervise site service providers, and proactively report building issues and observations to management.
The Technician will be required to travel regularly between different properties, perform overtime work when necessary, and work closely with internal team members to ensure building safety, reliability, and operational efficiency. This position reports directly to the Senior Executive.
Key Responsibilities:
1. Hands-On Facility Maintenance & First-Level Repairs
• Perform hands-on inspection, troubleshooting, and first-level repair works for building services including electrical, mechanical, plumbing, sanitary, and ACMV systems.
• Attend to minor faults and breakdowns independently before escalating major issues to management or term contractors.
• Conduct routine site inspections to identify defects, abnormal operations, or potential failures.
• Assist term contractors during maintenance and repair works, ensuring proper coordination and site readiness.
• Support and implement preventive maintenance programmes to reduce breakdowns and extend asset lifespan.
2. Operational Support & Emergency Response
• Respond promptly to maintenance requests, operational issues, and emergency situations.
• Be prepared to perform overtime work, including after office hours, weekends, or public holidays, due to the nature of repair and emergency works.
• Ensure common areas, plant rooms, and building facilities are maintained in good and safe condition at all times.
• Monitor building systems and proactively flag inefficiencies, unusual trends, or recurring issues.
3. Multi-Site Coverage & Mobility
• Travel regularly between multiple building sites to carry out inspections, repairs, and supervision works.
• Maintain flexibility in work assignments and schedules based on operational needs across different properties.
4. Supervision of Service Providers (Cleaners & Security)
• Supervise and oversee cleaning and security service providers on-site.
• Ensure cleaners and security officers perform their duties in accordance with required standards and schedules.
• Report performance issues, site observations, and improvement areas to management.
5. Vendor & Contractor Coordination
• Support coordination with external contractors for specialist maintenance and repair works.
• Supervise contractor activities on-site to ensure compliance with safety, scope, and quality requirements.
• Assist in verifying completed works and reporting any defects or non-compliance.
6. Compliance, Safety & Housekeeping
• Ensure all maintenance activities comply with Singapore safety regulations and building requirements.
• Identify safety hazards and unsafe practices, and promptly report and recommend corrective actions.
• Maintain good housekeeping standards at all work areas, plant rooms, and service zones.
7. Documentation, Reporting & Proactive Communication
• Maintain accurate records of inspections, repairs, defects, and follow-up actions.
• Provide regular and proactive updates to the Senior Executive on:
o Building conditions
o Observed issues and risks
o Repair status and contractor performance
• Assist in managing tools, equipment, spare parts, and maintenance inventory.
8. Continuous Improvement & Team Collaboration
• Provide practical suggestions for improving maintenance processes, workflows, and site operations.
• Work closely with other team members to resolve issues efficiently and support overall building performance.
• Demonstrate a cooperative, responsible, and solution-oriented approach in daily work.
Qualifications & Requirements:
• Diploma or National ITE Certificate (Nitec), or Higher National ITE Certificate (Higher Nitec) in Electrical, Mechanical, Building Services Engineering, or related fields.
• Minimum of 10 years of hands-on experience in commercial building maintenance or a similar role.
• Strong technical knowledge of electrical, mechanical, plumbing, and ACMV systems.
• Familiarity with Singapore’s building codes, regulations, and work safety standards.
• Proven ability to carry out hands-on repairs and troubleshooting
• Willingness to travel between sites and perform overtime when required.
• Excellent problem-solving skills and strong sense of responsibility, initiative, and attention to detail.
• Ability to work independently and as part of a team.
• Good communication skills for reporting issues and coordinating with contractors.
• Basic proficiency in Microsoft Office Suite is an advantage.
