Job Title: Commercial Manager (Façade / Curtain Wall Projects)

Job Summary

We are seeking an experienced Commercial Manager to oversee all commercial, contractual, and cost management activities for façade and curtain wall projects in Singapore. The successful candidate will play a key role in tendering, contract negotiation, project cost control, procurement strategy, and commercial risk management to ensure project profitability and compliance.

This role requires strong knowledge of façade construction projects, excellent commercial acumen, and the ability to manage both pre-contract and post-contract commercial functions.

Key Responsibilities

• Lead and manage all commercial aspects of façade projects, including tendering, budgeting, cost planning, and project financial control.

• Prepare and review commercial proposals, tender submissions, pricing analysis, and bid documentation.

• Participate in contract negotiations with clients, consultants, main contractors, and suppliers to ensure favourable commercial terms.

• Review contract documents, identify commercial risks, and propose mitigation strategies to protect company interests.

• Manage project cost control, including budget monitoring, cost forecasting, cash flow analysis, and profitability tracking.

• Evaluate variation orders, claims, progress payments, and final accounts in accordance with contract requirements.

• Support project teams in commercial decision-making, including procurement strategy, subcontractor selection, and supplier negotiations.

• Liaise with suppliers and subcontractors to obtain competitive quotations and ensure cost efficiency.

• Monitor project performance to ensure alignment with commercial targets and company financial objectives.

• Support risk assessment activities, including contractual risks, financial exposure, and project delivery risks.

• Ensure compliance with contractual obligations, project specifications, and relevant regulatory requirements.

• Collaborate closely with project managers, engineers, and procurement teams to support project execution and commercial success.

• Maintain and develop strong relationships with local suppliers, subcontractors, and industry partners.

Requirements

• Degree in Quantity Surveying, Engineering, Construction Management, Building, or a related discipline.

• Minimum 8 years of commercial experience in the façade, curtain wall, or construction industry in Singapore.

• Strong experience in both pre-contract (tendering, pricing, bidding) and post-contract (cost control, claims, variation orders, final accounts) functions.

• Proven experience working in façade contracting companies or specialist subcontractors.

• Strong understanding of façade project costing, procurement, subcontracting, and construction methodologies.

• Experience in contract review, negotiation, and commercial risk management.

• Familiar with international tendering processes and construction contract frameworks.

• Strong analytical, negotiation, and problem-solving skills.

• Good communication skills in English for coordination with clients, consultants, and internal teams.

• Ability to work in a fast-paced project environment and manage multiple projects simultaneously.

Preferred Qualifications

• MRICS (Member of the Royal Institution of Chartered Surveyors) or equivalent professional QS/commercial certification.

• Experience in large-scale façade or building envelope projects in Singapore.

• Strong network of local suppliers, subcontractors, and façade industry partners.

• Experience working in multinational or international construction environments.
