Job Summary
The Asset Management Director will lead the financial and operational optimisation of the company’s data centre portfolio across Singapore, Japan, and Asia-Pacific. This role integrates finance, operations, and commercial strategy to drive asset value and align with long-term business goals.
Responsibilities
Portfolio & Asset Performance Management
- Lead the management of financial and operational performance for data centre assets to maximise returns and uptime
- Develop and execute asset management plans that enhance revenue, margins, and capital efficiency
- Monitor and analyse KPIs including utilisation, power capacity, operating costs, NOI, PUE, and EBITDA to identify improvement opportunities
- Conduct variance and sensitivity analyses to inform strategic decisions and performance enhancements
Financial Planning & Reporting
- Oversee asset-level profit and loss management, budgeting, forecasting, and reforecasting processes
- Prepare comprehensive asset performance reports for management, investors, and board presentations
- Collaborate with finance and FP&A teams to evaluate financial models, ROI, and value creation initiatives
- Support valuation processes, investment committee submissions, and periodic asset reviews
Commercial & Lease Management
- Manage customer contracts and leasing arrangements to optimise commercial outcomes and revenue streams
- Partner with sales, legal, and operations teams to negotiate contract renewals, expansions, and new tenancy agreements
- Monitor customer performance, ensure contract compliance, and manage cost recovery mechanisms
Capex, Projects & Lifecycle Planning
- Lead capital expenditure planning for asset upgrades, expansions, and sustainability initiatives
- Ensure timely and budget-compliant execution of projects aligned with long-term asset strategies
- Coordinate with operations teams to maintain lifecycle maintenance and reliability standards
Stakeholder & Investor Management
- Serve as the primary liaison for internal and external stakeholders including investors, partners, and lenders
- Facilitate transparent investor reporting and asset performance reviews
- Contribute to portfolio strategy development and capital allocation decisions
Preferred competencies and qualifications
- Bachelor’s degree in Finance, Real Estate, Engineering, or Business Administration; MBA or CFA preferred
- 8–12 years of experience in asset management, real estate investment, or infrastructure operations, preferably within data centres, telecom, or industrial assets
- Strong financial acumen with proficiency in financial modelling and asset performance analysis
- Solid understanding of data centre operations, leasing structures, and capital expenditure planning
- Proven ability to collaborate effectively across technical, finance, and commercial teams
- Excellent communication and presentation skills in English
- Results-driven and analytical mindset, comfortable working in a fast-paced, growth-oriented environment
